Abstract

The main focus of this work is "Methodologies for rehabilitation projects of commercial buildings." It aims to understand the stages and best practices that enable the execution of rehabilitation projects for commercial buildings, considering the scenario of several constructions that are currently unused in commercial areas. This may be due to socio-economic transformations in the area that have altered the demand for a particular service or the incompatibility of building systems and techniques that meet current needs. The research objective is to explore possible paths to reintegrate these buildings into the urban environment and local economy without losing their original character or breaking their historical significance and memory, thereby altering the historical landscape. To achieve this, the study initially presents the social context of this possibility within architecture, starting with an examination of the concept of rehabilitation and its applications in the context of old buildings and commercial use, which is the main focus of this work. Subsequently, through a case study methodology, several projects and their interventions are analyzed to identify best practices and patterns to be followed. This will result in a set of design guidelines that can be used to guide the process of creating and managing rehabilitation interventions. Finally, the Grande Hotel Ubaense in the city of Ubá, Minas Gerais, is presented as a possible object of practical study. This is because it is currently unused, and considering its historical context and importance to the urban environment, it aligns with the themes addressed in this dissertation.
